3-   Reservation and conclusion of the contract

In case of non-payment of the deposit upon reservation or the balance no later than 30 days before the arrival date, the reservation will be canceled.

4-    Cancellation by the tenant
In case of cancellation by the tenant:
• More than 90 days before the arrival date, the deposit will be refunded.
• Between 90 days and 30 days before the arrival date, the deposit will be retained as compensation.
• Less than 30 days before the arrival date, the entire stay will be retained.
If the stay is shortened, the full rental price remains due to the owner and no amount will be refunded.

5-    Inventory
A brief inventory is carried out upon the tenant's arrival. The tenant has 48 hours after receiving the keys to report any anomalies related to entry into the premises.

6-     Cleaning
The end-of-stay cleaning is mandatory. The cleaning fee is XXX €. This cleaning fee does not include certain tasks: We remind you that the trash must be thrown away, the refrigerator and freezer emptied, the dishwasher emptied and the dishes put away, the oven/grill or barbecue cleaned.

7-     Use of premises
LThe tenant must use the premises in accordance with a residential purpose. He must live peacefully and respect the basic rules of neighborhood and co-ownership.

Abstain from throwing objects into sinks, showers, sinks that could clog the pipes, failing which he will be liable for the costs incurred for the restoration of these facilities.

The rental is non-smoking. Parties are prohibited.

8-     Capacity

9-     Holiday insurance

The tenant will be required to take out insurance with an insurance company against the risks of theft, fire, glass breakage and water damage, and more generally for all of his rental risks as well as for the furniture rented, as well as for the recourse of neighbors (civil liability). He is invited to take out an extension such as "stay-travel" for these different risks, if it is not included in his home insurance contract. He will have to provide the aforementioned documents upon entry into the premises. Consequently, the lessor waives any recourse against the lessor in the event of a claim.

10-  Security deposit
Before handing over the keys, a security deposit of €1500 will be requested. It is possible to pay it by check payable to MORINVESTS. The security deposit will be refunded or destroyed within a maximum period of 30 days after departure, after deduction for the restoration of the property in the event of damage to the rental.

11-  Payment of charges and tourist tax.
Energy (electricity and gas) and water charges are included. The tourist tax is included in the price.

12-  Resolutive clause

Pour l’exécFor the execution of these presents, the parties whose domicile elections are at the address mentioned at the beginning of these presents and agree that the competent court will be that of Nantes. This contract is subject to French law.
